Emergency plumber in Bayswater

Bayswater takes its name from the old River Westbourne, the “Bayswater rivulet”, which once ran between Craven Terrace and Gloucester Terrace, crossed what is now Bayswater Road at an old watering place and flowed into Hyde Park to form the Serpentine. The river is culverted now, but the grand Victorian district built over it still shapes the plumbing emergencies we see.

Terraces divided into many homes

Bayswater’s long stucco terraces and garden squares were built for single households with staff. Today most are divided into flats, sometimes many to a house. Supply pipes, waste pipes and soil stacks still run through the building as a whole. A leak on the third floor becomes a stain on the second, and a blocked stack can back up into every flat below it. We make your home safe, find the source and explain clearly whether the fault is in your flat, a neighbour’s or a shared part of the building.

The Hyde Park Estate

South of Sussex Gardens lies the Hyde Park Estate, a 90-acre area of the Church Commissioners’ land first planned in the 1830s, when the area was known as Tyburnia. Its squares and crescents, including Connaught Square and Hyde Park Gardens, are among the most sought-after addresses in W2. Many buildings are mansion flats with central heating and hot water plant. When that plant fails, it is a matter for the building’s managers, and we can tell you whether the fault is in your flat or the building.

Worth knowing: If several flats in a building lose hot water at once, the problem is almost always the shared plant, not your own pipes. Tell the porter or managing agent first.

Heavy rain and basements

On 12 July 2021, a flash flood affected around 250 properties and 64 roads in Westminster, mostly in nearby Maida Vale and Paddington, as sewers were overwhelmed and basements took water. Lower ground floors across this low-lying part of west London are vulnerable in a cloudburst. A non-return valve on your drain stops sewage backing up into the flat.

Old buildings, hard water

Thames Water says homes built before 1970 may still have lead supply pipes. Bayswater’s Victorian houses are well over a century old, so it is worth checking the pipe at your stopcock. The water is hard, too, and cylinders and boilers scale up over time.

Questions people ask

The blockage seems to affect the whole house. Who is responsible?

If a drain or soil stack serves several flats, it is usually a shared part of the building, and the freeholder or managing agent may be responsible. We clear it, then tell you which kind of drain it was so the bill goes to the right person.

Do you cover the Hyde Park Estate and the streets near Paddington?

Yes. We cover all of W2, from the Hyde Park Estate and Connaught Square to Westbourne Terrace and Queensway.

Water is coming into my lower ground floor in a storm. What should I do?

Switch off the electrics for that floor if you can do it safely, move valuables up and stop using water in the home. If sewage is coming up through a drain or toilet, the sewer is overloaded. Call us and we will help once it is safe.

How quickly can you reach Bayswater at night?

We aim to be with you within 60 minutes, at any hour.
