Emergency plumber in Marylebone

Marylebone grew up in the 18th century on two great estates: the Howard de Walden Estate, which still owns or manages most of around 92 acres between Marylebone High Street and Portland Place, and the Portman Estate to the west. Its Georgian terraces, garden squares and mews are some of the most complete in London. The River Tyburn, which once flowed through the parish and gave the area its old name, now runs hidden beneath it.

When the street floods: September 2025

In the early hours of 25 September 2025, a water main burst near Enford Street. The London Fire Brigade sent eight fire engines. Basement flats on Enford Street and York Street filled with up to two metres of water, around 14 residents were moved to safety, and roads including Marylebone Road, Seymour Place, Crawford Street and Gloucester Place were closed. Less than four months later, in January 2026, a main failure near Holland Park left homes across west London, including parts of Marylebone, with low pressure or none.

Worth knowing: When water comes in from the street, it is the water company’s main, and your first calls are 999 if anyone is at risk, then Thames Water. A plumber’s job starts once it is safe: protecting your home, draining and drying what can be saved and restoring your own supply.

Georgian houses, many uses

A Harley Street or Wimpole Street house may hold flats, consulting rooms and offices on different floors. Supply pipes and drains are shared, and bathrooms sit above other people’s rooms. When a leak starts upstairs, it rarely stays there. We make your home safe, trace the source and give you a clear account for the building’s managers.

Mews behind the terraces

Behind the main streets run mews such as Spring Mews, Duke’s Mews and Seymour Mews, many within the Portman Estate Conservation Area. Their pipework has been fitted into buildings designed for horses and carriages, and it is often hidden under floors or boxed into walls. Finding a leak takes patience. We look for every clue before opening anything up.

Old pipework, hard water

Thames Water says homes built before 1970 may still have lead supply pipes, and in houses of this age it is worth checking the pipe at your stopcock. The water is hard, too, so cylinders and valves scale up over the years. When the hot water fails, a scaled cylinder or element is a common culprit.

Questions people ask

A water main has burst in the street and water is reaching my basement. What do I do?

Call the fire brigade on 999 if anyone is at risk, and report the burst to Thames Water. Switch off the electrics for the lower floor if you can do it safely, move people and valuables upstairs, and call us so we can protect what is inside once it is safe to go in.

My building is on the Howard de Walden or Portman estate. Does that change anything?

Not for an emergency repair. Most leases on the great estates do need the landlord's consent for alterations, so if a lasting fix would change the layout, the services or anything outside, we tell you before we start.

Do you cover the Edgware Road side of Marylebone?

Yes. We cover Marylebone in W1U and W1H, up to Edgware Road. Addresses on the far side of Edgware Road are W2, which we cover as part of Bayswater.

Do you work in medical and consulting rooms on Harley Street?

Our service is set up for homes, but if you live above or behind consulting rooms, we can deal with leaks that affect your home.
