See every area and postcode we cover

We cover N2, N22, NW1, NW11, NW3, NW6, NW8, SW10, SW1W, SW1X, SW3, SW7, W11, W14, W1H, W1J, W1K, W1U, W2, W8: Alexandra Park, Bayswater, Belgravia, Belsize Park, Chelsea, East Finchley, Hampstead, Hampstead Garden Suburb, Holland Park, Kensington, Knightsbridge, Marylebone, Mayfair, Notting Hill, Primrose Hill, South Kensington, St John's Wood, Swiss Cottage, West Hampstead.

When water is coming through a ceiling in a Belgravia townhouse or a Hampstead villa, the problem is rarely just the pipe. It is the cornice, the floorboards, the flat downstairs and the question of whether the lights are safe to switch on. We are an emergency plumbing service for the historic homes of central and north London, and we work as if every home is the one we live in.

What to do in the next five minutes

  1. Stop the water. Turn the stopcock clockwise until it is tight. Thames Water says it is usually under the kitchen sink, behind the kitchen cupboards or under the stairs. In converted flats it is often in a cupboard near the front door.
  2. Keep electricity and water apart. If water is near sockets or dripping through a light fitting, switch the electrics off at the consumer unit and do not touch wet switches.
  3. Drain what is left. Open the cold taps on the lowest floor to empty the pipes, and catch drips with buckets and towels.
  4. Move what matters. Rugs, paintings, books and anything electrical come out of the room first.
  5. Call us or send a photo. Ring 07861 933265 or send a WhatsApp to 07861 933265, and we will talk you through the rest while an engineer is on the way.

Where we work

We cover nineteen neighbourhoods across central and north London, all with the same promise: we aim to be with you within 60 minutes, day or night.

What these places share is the kind of home we know best: Georgian and Victorian houses, mews, mansion blocks and Arts and Crafts cottages, many on great estates or in conservation areas with rules of their own.

How we look after your home

Homes here are often old, beautiful and full of things that cannot be replaced, so we treat them that way.

  • Dust sheets and floor protection go down before any work starts, and we clean up before we leave.
  • Nothing happens without your agreement. The engineer explains what they have found and what they recommend before picking up a tool.
  • Our engineers carry public liability insurance.
  • Every repair comes with a written 12-month guarantee.

Why older homes here need a careful plumber

Most houses in the areas we cover were built long before 1970, and Thames Water says homes of that age may still have lead pipes somewhere between the street and the kitchen tap. The water is hard, so limescale builds up in cylinders, valves and heating elements. Most of them sit in conservation areas, and many on great estates such as Grosvenor, Cadogan and Ilchester, where a new flue or a pipe on a front wall can need the estate’s consent as well as planning permission. We tell you before we touch anything on the outside of the building.

Questions people ask

How quickly can someone get to me?

We aim to be with you within 60 minutes, at any hour. When you call, we tell you roughly when to expect the engineer.

Do you work in flats and mansion blocks?

Yes. In converted houses and purpose-built blocks the leak is often in the flat above or in a shared pipe. If the cause is in a communal part of the building, we make your flat safe and tell you exactly what the managing agent needs to fix.

Can I send you a photo first?

Please do. A photo on WhatsApp of the leak, the stopcock or the hot water cylinder helps the engineer bring the right parts and can save a second visit.

Do you work on gas boilers?

No. We do no gas work of any kind. If you smell gas, leave the property and call the National Gas Emergency Service on 0800 111 999 first.

What if something goes wrong after you leave?

Our work comes with a written 12-month guarantee. If a repair we made fails, ring us and we come back to put it right.
