No hot water

No hot water is rarely a danger, but in a big old house in winter it is miserable, and it often comes without warning. The cause is usually one of a handful of things, and a few safe checks can tell you which.

Checks you can do safely

  1. Is it everything or just hot water? If the heating works but the taps run cold, the problem is more likely the hot water side: a cylinder, an immersion heater or a valve.
  2. Look at the boiler display, if you have one. A fault code or flashing light points to the boiler itself, and we do no gas work. Many combination boilers need around 1 to 1.5 bar on the pressure gauge when cold.
  3. Check the power. Make sure the boiler or immersion heater switch is on and that nothing has tripped at the fuse board.
  4. Check the timer and thermostat. A power cut can reset a programmer, and a thermostat turned down in the autumn is easy to forget.
  5. Still nothing? Call 07862 142953 or WhatsApp us a photo of the display.

Cylinders and immersion heaters

Many larger houses round here have a hot water cylinder rather than a combination boiler, often serving several bathrooms. The water in this part of London is hard, and limescale builds up on the cylinder’s coil and the immersion element over the years. Scale makes the water heat slowly, run lukewarm or trip the electrics, and eventually the element fails. We can test it, replace failed elements and thermostats, and tell you honestly whether the cylinder itself is worth keeping.

We do no gas work

We do not touch boilers, gas pipes or gas appliances. Everything on the water side, from the cylinder and its valves to the pipes and taps, is ours.

We restore hot water in Primrose Hill, Belsize Park, Hampstead, Swiss Cottage and West Hampstead. If your pipes have frozen, see frozen pipes. We also cover every other area we serve, from Mayfair and Chelsea to Alexandra Park.

Questions people ask

My boiler shows a fault code. Can you fix it?

No. We do no gas work, so we do not repair boilers. Codes differ between makes, and the boiler's manual says which ones you can clear yourself, such as low pressure.

The boiler pressure is low. Can I top it up myself?

On many combination boilers, yes, using the filling loop described in the boiler's manual. If the pressure keeps dropping after you top it up, there is a leak somewhere in the system and it needs finding.

I can smell gas. What should I do?

Leave the property, do not use light switches or anything that could spark, and call the National Gas Emergency Service on 0800 111 999 straight away. Do not call a plumber first.

Do you work on communal heating in blocks of flats?

We can check the parts inside your flat. If the fault is in the building's central plant, that is for the building's managers, and we will tell you which it is.
